Ballantyne, Providence Plantation and Nearby Neighborhoods Compared

Ask 10 people what a home costs in South Charlotte and you'll get 10 different answers. They might all be right. A few miles can change a house's price more than almost anything else, and South Charlotte spans a wide mix of neighborhoods, from newer communities to established ones with large wooded lots.

That's what makes this part of town tricky to shop. A budget that feels generous in one neighborhood can feel tight in the next. Buyers moving here from other cities often find that their expectations, high or low, don't match what they see once they start touring.

Below, prices are compared across Ballantyne, Providence Plantation and the surrounding neighborhoods, plus a few honest thoughts on pricing from Molly Zahn Harrison.

South Charlotte Home Prices by Neighborhood

South Charlotte runs well above the Charlotte average, and the gap between its own neighborhoods is just as striking. Ballantyne sits at the more accessible end of the range, while established communities like Providence Plantation, Cotswold and Montibello sit at the top.

Median sold price, September 2026

Montibello: $1,600,000

Providence Plantation: $1,400,000

Cotswold: $1,262,500

Ballantyne: $790,000

South Charlotte overall: $638,500

City of Charlotte: $420,000

Neighborhood Homes sold Median price Days on market Months of inventory
Ballantyne 25 $790,000 39 4.4
Cotswold 12 $1,262,500 69 3.9
Providence Plantation 9 $1,400,000 37 2.6
Montibello 3 $1,600,000 48 1.9
South Charlotte overall 313 $638,500 45 3.4

Keep sales volume in mind when reading these numbers. In a month when only a handful of homes sell in a neighborhood, one sale can move the median quite a bit. Areas with more sales, like Ballantyne, give a steadier picture from month to month.

How South Charlotte Compares to the Rest of Charlotte

Price is only part of the story. South Charlotte homes have been selling a bit faster than the city overall, and sellers here are landing closer to their original asking price.

September 2026 South Charlotte City of Charlotte
Median sold price $638,500 $420,000
Days on market 45 49
% of original list price received 95.7% 95.5%
Months of inventory 3.4 3.8

Supply is fairly similar on both sides. Buyers have options, but not so many that well-priced homes sit for long.

What Surprises Buyers About South Charlotte Prices

The answer depends a lot on where a buyer is coming from.

"It depends on where the buyers are coming from," Molly Zahn Harrison, team lead of The Zahn Group and Founder of Select Realty, says. "Some have a little sticker shock. If you're looking for a 4-bedroom, 2-bath home with 3,000+ square feet, you need a budget of around $1 million or more. Buyers from larger cities like NYC and LA are impressed that homes here are 4,000 to 5,000 square feet for $1 million."

That's why the best budget starts with the home you actually need: the bedrooms, the space, and the kind of lot that fits your life. From there, it becomes much easier to see which neighborhoods line up. A search in Ballantyne looks very different from a search in Providence Plantation, even though the two are only a short drive apart.

Why Pricing Strategy Matters for South Charlotte Sellers

Most sellers think their home has one value. In reality, it's closer to a window.

"A home's value always has a range. It's never a single number," Molly says. "Where you price within that range can vary with the seller's motivation. Where sellers in today's market are going wrong is pricing above the range, hoping to negotiate back down into it, instead of pricing within the range to start with."

Starting high can feel like it leaves room to negotiate. The tradeoff is that buyers compare every home against what else is available, and a listing priced outside the range can get passed over before anyone even steps in the door to see it.

The smarter first step is knowing your range before you list. That means looking at what has sold nearby, what you'll be competing against right now, and how quickly you need to move.

Using This for Your Own Search or Sale

A neighborhood median shows where the market sits in the middle. It can't tell you what a specific home on a specific street is worth. Size, age, updates, lot, and even location within a neighborhood can shift that number.

For buyers, it helps you narrow the map before you start touring. For sellers, it's a starting point for a pricing conversation built around your home and your timeline. For every neighborhood we track, see our monthly South Charlotte market update.
