Moving to Charlotte: Relocation Guide and Resources

Everything The Zahn Group shares with clients relocating to Charlotte and South Charlotte in one place: a step-by-step relocation timeline, what to know before you move, and our guides to schools, utilities, the local market and buying or selling here.

Charlotte relocation timeline

Most relocating buyers move from first conversation to closing in 6 to 10 weeks once they're actively looking. Here's how we map it out with our clients.

1

3 to 6 months out

  • Set your budget and get pre-approved
  • Narrow areas by commute and must-haves
  • Research school options
  • Talk with your relocation counselor if your move is employer-sponsored
2

1 to 3 months out

  • Tour homes in person or by video
  • Plan a focused house-hunting trip if you can
  • Write an offer when the right home comes up
3

Under contract

  • Complete inspections during due diligence
  • Line up homeowners insurance
  • Set up utilities and internet
  • Enroll in your new school
4

Closing week

  • Final walk-through
  • Close with your NC or SC closing attorney
  • Get your keys and move in
5

First 60 days

  • NC: new license and car registration within 60 days
  • SC: within 45 days
  • Register to vote and update your address

Can't visit first? We regularly walk relocating clients through neighborhoods and homes over video and can manage the whole process remotely when a job start date doesn't allow a house-hunting trip.

What to know before you move

A fast-growing region

About 135 people move to the Charlotte region every day, according to the Charlotte Regional Business Alliance's most recent count.

Taxes

North Carolina has a flat 3.99% state income tax. Combined Mecklenburg County and City of Charlotte property tax runs around $0.77 per $100 of assessed value.

NC or SC?

Fort Mill, Tega Cay and Indian Land draw relocating buyers for newer construction and lower property taxes on a primary home. Uptown is typically 25 to 45 minutes away.

Commutes

Average commutes run about 26 to 30 minutes. South End, Dilworth and Plaza Midwood are closest to Uptown, and the LYNX Blue Line connects South End directly.

How buying works here

North Carolina requires an attorney at closing and uses a due diligence fee paid to the seller, which surprises many buyers from other states.

Cars and registration

North Carolina counties charge an annual property tax on vehicles, collected with your registration renewal ("Tag and Tax Together").

Moving to Charlotte FAQ

How long does it take to relocate to Charlotte and buy a home?

Most relocating buyers move from first conversation to closing in 6 to 10 weeks once they're actively looking. Buyers who start their neighborhood research and pre-approval before their move date usually close faster.

Do I need to visit Charlotte before buying a home?

No. We regularly walk clients through homes and neighborhoods over video and can manage the whole process remotely, though most relocating buyers still prefer at least one trip before writing an offer.

What should I know about taxes when moving to Charlotte?

North Carolina has a flat 3.99% state income tax, and combined Mecklenburg County and City of Charlotte property tax runs around $0.77 per $100 of assessed value. South Carolina homeowners must apply for the 4% owner-occupied assessment ratio to avoid being taxed at the higher 6% rate.

How long do I have to get a North Carolina driver's license?

New North Carolina residents have 60 days to get an NC driver's license and register their vehicles. New South Carolina residents have 45 days.

Can I use my own agent if my employer is paying for my move?

Usually, yes. Most relocation companies let you work with the agent of your choice as long as the agent is in their approved network. The Zahn Group works with major relocation companies, including Cartus and SIRVA/BGRS. Check with your relocation counselor first, since policies vary.
