Charlotte Home Maintenance Checklist: Season by Season
A simple, season-by-season checklist for homeowners in Charlotte and the Carolinas, built around our hot summers, heavy spring pollen, fall leaves and the occasional hard freeze. Bookmark it and check off a few items each season.
Your seasonal checklist
Spring (March to May)
- Schedule an HVAC tune-up before the summer heat
- Replace your HVAC filter once the pine pollen settles
- Rinse pollen off windows, screens, porches and outdoor furniture
- Check the crawl space for standing water or dampness
- Watch for termite swarmers near windows and foundations
- Turn on and test the irrigation system
- Look over the roof and siding for winter damage
Summer (June to August)
- Keep the outdoor AC unit clear of plants and debris
- Check that downspouts carry storm water away from the foundation
- Trim trees and limbs that hang over the roof before storm season
- Make a storm plan: flashlights, a charged power bank and a way to secure outdoor furniture
- Clean the dryer vent to lower fire risk
- Watch your water bill for spikes that could mean an irrigation leak
Fall (September to November)
- Schedule a furnace or heat pump check before the first cold night
- Clean gutters after the leaves drop, usually mid to late November
- Rake or mulch leaves and set out yard waste on your collection day
- Seal gaps around doors and windows
- Have the chimney inspected before you light the first fire
- Test smoke and carbon monoxide alarms when the clocks change
Winter (December to February)
- Disconnect hoses and cover outdoor spigots before a freeze
- Shut off and drain the irrigation system
- Insulate pipes in the crawl space, garage and exterior walls
- On nights in the teens, open cabinet doors and let faucets drip
- Know where your main water shutoff is in case a pipe bursts
- Keep ice melt and a shovel handy for the rare snow or ice storm
Good to know: Atlantic hurricane season runs June 1 to November 30. Charlotte is inland, but remnants of tropical storms can still bring heavy rain, wind and power outages, so the summer storm items matter here too.
