Charlotte Real Estate: July 2026 Market Update

There are more homes for sale in Charlotte right now than there were a year ago. That doesn't mean the market has slowed down across the board, though. It means the extra homes are landing in one spot: the ones that haven't found a buyer yet, usually because the price is too high or the home needs work before it's ready to show. Meanwhile, homes that are priced right and look good are still selling fast; some are even going for prices above the average sales price for Charlotte.

If you're buying or selling in Charlotte, this matters. It's the difference between the market working for you or against you. Where you have room to negotiate

Some homes have been sitting a while because of the price, the condition, or both. Those are the ones where you can actually negotiate. Ask for repairs. Take your time. Wait the seller out if you want.

The good homes aren't sitting. If a seller has a home that's priced right and looks great, they don't need to budge, because buyers are still fighting over it. Get pre-approved before you start touring. Know your top number going in. And when you find a home that checks the boxes, don't sit on it. Move fast.

Montibello

Montibello almost always sells fast, because so few homes come up for sale there. When one does, buyers are ready and move on it right away. There's no backlog of unsold homes in Montibello, because there's barely any inventory to begin with. If you own here, that shortage works in your favor.

Providence Plantation

Providence Plantation had more sales than Montibello this month, and homes are still selling at close to last year's pace, even while the rest of Charlotte has slowed down. Sellers here aren't competing against a bunch of similar homes sitting unsold. If you're a buyer watching this neighborhood, don't expect much room to negotiate. Be ready to move fast when something comes up.
