The Annual Equity Review: How The Zahn Group Stays With Charlotte Homeowners Long After Closing
An annual equity review is a once-a-year check of what your home is worth today, based on real neighborhood sales, and what that number means for your next move. At The Zahn Group, it's one piece of how we work: we treat every client as a client for life, not a closed file. We offer a free review every year to any client or prospective client in South Charlotte and Upstate South Carolina.
Why do most agents disappear after closing?
Real estate is built around the transaction. Many in the industry treat closing day as the finish line; their attention ends there. Once the keys change hands, most buyers and sellers never hear from their agent again.
That gap matters more than it looks. Your home is likely your largest asset, and its value keeps changing long after the paperwork is signed. Nobody tracks it for you unless you ask.
The Zahn Group was built the other way around. Molly Zahn Harrison's team has spent 20 years earning the Five Star Real Estate Agent award by treating the sale as the start of the relationship. The years after closing are when good advice pays off, and we want to be the people you call for it.
What does "client for life" actually mean?
It means the same high-touch service you got while buying or selling doesn't switch off at the signature. You still have a team that answers the phone, knows your neighborhood, and remembers your home.
The annual equity review is the clearest example. It's a standing offer, not a sales call. Once a year, if you want it, we'll sit down with your numbers and give you a straight answer about where you stand.
What does an annual equity review cover?
The review answers 1 question: what is your home worth right now? This allows you to review:
- A current home value from real neighborhood data. Not an automated online estimate. We look at what actually sold near you in the last several months in homes like yours. Then we adjust for what makes your home different. In neighborhoods like Providence Plantation or Montibello, where finishes and lot placement vary a lot from street to street, an algorithm can miss by a wide margin. Local knowledge closes that gap.
- Your equity position. What you owe against what the home is worth today.
- Whether to refinance, tap a HELOC, or sell. Sometimes the answer is to stay put this year. We'll tell you that because our job is the right decision for you, not the next transaction. Other years the numbers point toward pulling equity for a renovation or putting the house on the market while your neighborhood is strong.
Why does the timing matter so much?
The refinance, HELOC, or sell decision depends on 2 numbers that move constantly: interest rates and local home values. A plan that made sense last October can look completely different this October.
Checking once a year keeps you from making a big financial decision off stale information. It also means you hear about an opportunity when it shows up from a team that's been watching the market the whole time. Not 2 years later.
What else continues after closing?
The equity review is the anchor, but the relationship keeps going in other ways:
- Vetted contractor referrals. Need a roofer, an electrician, or a painter you can trust? We've worked with them and can point you to the right one.
- Property tax appeal data. If your assessment looks high, we can pull the comparable sales you need to make your case.
- Client events. Past clients are invited to Zahn Group gatherings throughout the year.
None of these are add-ons we sell. They're what being a Zahn Group client looks like the year after you close and every year after that.
How do you get an annual equity review?
It's free and takes 1 conversation. You can request one every year.
Reach out to The Zahn Group with your address, and we'll pull your numbers and walk through them with you.
We work with everyone. Whether you have purchased or sold with The Zahn Group doesn't matter. We are here for you. If it's been a year or more since anyone looked at your home's value with real numbers, it's worth asking. It's also a good way to see how we work before you ever need us for a move.
Frequently Asked Questions
Is the annual equity review really free?
Yes. There's no cost and no obligation to buy, sell, or refinance.
How is this different from an online home value estimate?
Online estimates use automated models. Our review uses recent sales in your specific neighborhood and accounts for your home's condition and upgrades.
Do I have to be a past Zahn Group client?
No. Any client or prospective client can request a review once a year.
How often can I get one?
Once a year is the sweet spot because rates and neighborhood values shift enough in 12 months to change the math. If you do decide to list your home, we will update your home valuation to ensure we are pricing your home correctly.
Will you push me to sell?
No. Plenty of reviews end with "stay put." Our clients stay with us for years because we give honest answers, including that one.
Owning a home in South Charlotte is a long game. Wealth-building decisions tend to happen quietly in the years after the move. The Zahn Group wants to be there for all of them, not just the day you get the keys. Whenever you want your annual equity review, we're happy to run it.
